The apartment is located on a residential street in Osdorf Süd, on the border with Bahrenfeld. About 2 km away are the Loki Schmidt Botanical Garden and the Jenischpark with its huge meadows and, just behind it, the Elbe promenade. Various green areas and the Lise Meitner Park (nature reserve) are right next door and invite you to take long walks in the great outdoors. The Elbe shopping center can be reached quickly on foot (400 m). Here you will find boutiques, cafés or everything for everyday needs (bakeries, Rewe, Penny, Edeka). The city of Hamburg can be easily and quickly reached by public transport.
Description
Beautiful 3-room apartment on the top floor/attic of a semi-detached house completed in 2020. The apartment is equipped with a modern ventilation system and electric shutters and underfloor heating. Due to the triple glazing there is an optimal heat and noise insulation.
On the 1st floor is the spacious living room with attached open kitchen, as well as a bedroom and the bathroom. A staircase leads to the second bedroom in the attic. The living room is furnished with a sofa bed, 2 armchairs and a flat TV (24", Internet TV, Telekom Entertain) and a HiFi system. The open kitchen is optimally equipped. Here you will find an induction stove, microwave, oven, dishwasher as well as a fridge-freezer and the washing machine. Small appliances such as a coffee maker, toaster and kettle are also available. A dining table with 4 chairs provides space for communal meals.
Both bedrooms are equipped with 2 single beds (90x200), which can be combined to a double bed. The downstairs bedroom has an additional closet. The bedroom in the attic is characterized by cozy roof slopes and can also be used as a study. A desk with chair and a clothes rail are available. The shower room has a window as well as a towel heating and toilet. In addition, a small storage room is available.
The furnished apartment is suitable for a maximum of 4 people and a shared apartment is permitted for a maximum of 2 people. The rent is quoted for 2 persons. When renting with more than 2 people, the rent increases by 50 euros from the third person onwards. A dog or cat is not permitted. The rent already includes the following costs: heating flat rate, water flat rate, electricity flat rate and the broadcasting fee. An internet connection (100 MBit / WLAN) can be used.

Can I book the interim apartment immediately?
You want to book a furnished apartment right away? Many lessors agree to rent their apartments without a personal appointment. Just register with us online and let us know which apartment you want to book directly. Then we’ll take care of the arrangements. As soon as the lessor agrees, you will receive your booking confirmation and we will draw up the rental contract. As an agency directly on site in Hamburg, all apartments are known to us and were photographed by our photographer.
Can I visit the temporary apartment beforehand?
You are already in Hamburg and would like to visit the apartment before deciding? We’ve got you! City-Wohnen Hamburg lessors choose whether they keep the keys and make appointments directly with you or if City-Wohnen takes care of the keys, scheduling, and showing the apartment. You will always get an individual appointment. We do not have group appointments with many apartment applicants.
What is included in the rent?
Usually, the rent listed includes all ancillary costs. If any costs are not included, these exceptions are noted in the apartment description. In the case of a lump-sum rent, there is no further billing according to actual consumption. Sometimes consumption costs, electricity and water for example, are set as an advance payment. Do I have to pay a commission?
No. For you the lessee, the apartment brokerage is free of charge as per German law (Article 1, section 1a of the WohnVermittG).
Information about the broadcasting fee
The broadcasting fee is usually included. If it isn’t, you must register the apartment with the public broadcasters (Rundfunkanstalt) and pay the fee yourself. This obligation exists even if there is no radio or television set in the apartment. The contribution is currently € 18.36 per month and per apartment, billed quarterly. (As of 01/23).

Apartment availability and updates
Our website is updated several times a day. Despite our best efforts to keep the website current, there may be short notice changes due to direct bookings, changes in dates or conditions, etc. Therefore, City-Wohnen Hamburg cannot guarantee availability, but if an apartment is already rented, we will be happy to keep looking for the perfect apartment for you!

All apartment descriptions are based on information provided by the lessors. City-Wohnen therefore assumes no liability for the accuracy of the information. In particular, details regarding living space (given in square meters) has not been re-verified or re-calculated.
All apartments are photographed by City-Wohnen at the time of the initial commissioning. In some cases, the lessors’ own photos are published if the photo session does not take place immediately after the commissioning. Whether or not there is an apartment inspection immediately before a handover depends on the service package selected by the lessor. The year of construction is not verified by an inspection of the building authority’s file.
